Brownstone Leasing is committed to maintaining a safe, clean, and inclusive community for all residents. All residents — whether or not they have an animal — must complete an OurPetPolicy® profile annually.
Service and support animals must be processed through OurPetPolicy® to ensure legal compliance under federal and Colorado law. There are no fees for submitting a reasonable accommodation request. Animals classified as service or support animals under the Fair Housing Act (FHA) and Americans with Disabilities Act (ADA) are exempt from restrictions, fees, and removal costs.
Knowingly misrepresenting an animal as a service or support animal is a violation of Colorado law (C.R.S. § 18-13-107.3) and may result in fines, denial of tenancy, or lease termination.
The tenant's pet dog must be registered with PooPrints® to support our dog waste management program. Service or support animal enrollment is optional, but recommended to avoid future waste disputes; required if violations occur.
Each resident is responsible for properly cleaning up after the tenant's pet animal on the property. Service and support animals are no exception. Violations of animal waste policies are subject to enforcement and fines under the Lease and signed Animal Agreement (Exhibit A).
